As I sit and look out the office window I see people rushing to and from the many stores surrounding my office in Florence, Kentucky USA. Weather might not stop individuals and familys from getting the necessary food, drinks, medicines, and icemelting salt, but the long weekend ahead of snow, ice, and bad road conditions sure can slow down home buyers from getting out and exploring possible homes, condos, and land.
Luckily our Northern Kentucky market has shown great signs of positive adjustment in the past 2 weeks or so. Offers are coming in on properties, leases are coming together on homes that have not yet sold, and overall showing activity is up on all of our listings. Everybody can search listings with virtual tours and multiple photos with an abundance of relevant area information in front of the warm furnace vent. Next week our schedules and planners are full of both buyer orientations and showings AND listing marketing for some brand new properties coming onto the market.
Interest rates have unfortunately risen in the last few weeks, but with an anticipation that soon the market rates will have to better reflect the economic information that keeps coming out (and FHA has just raised the lending amounts allowing for more buyers to come into the marketplace). Lower interest rates for people buying homes would fuel the selling of many fine homes that are priced oftentimes well below value. This market offers a vast selection of well-priced and aggressively priced homes in almost every area imaginable. Who would have imagined 3-5 years ago that Florence, Erlanger, Elsmere, Burlington, and more cities in Kentucky would have a fine selection of 3-4 bedroom homes with finished lower levels for under $125,000? This market is showing signs that soon buyers will snatch up the remaining values of 2007's market and the new listings will also see heavy activity as many who miss some of the initial "great deals" will feel obligated to enter the buying fray to find their own "super bargain." All of this is good for our Northern Kentucky marketplace. The legislative front in Frankfort is very optimistic with our Realtor goal of centralizing collection of occupational taxes that will certainly provide a simpler and more effective way for agents (and other industries effected by occupational licensing taxation) to pay their monies due online all at one time for every jurisdiction. We visited Frankfort and had an effective meeting with individuals who share our concerns. It honors me a great deal to work alongside such top minds in the pursuit of a better taxation system for local businesses for all.
As the salt trucks and local plows shift their way over our Northern Kentucky USA streets I see a better day for local real estate coming (and coming quickly). This last storm of the 2008 winter may cause us a few headaches and delays, but trust that this is the end of this year's wintry mess and soon Spring and Summer sunshine will be here for us to enjoy. I know many nice homes that will love finding new owners.
