As one sits and listens to the real estate pundits speculating on the ups and downs of the real estate market, it becomes obvious with further scrutiny that this speculation is so generalized as to not have true impact on the television or magazine an individual might be reading in say Northern Kentucky, USA. With this consideration being taken as fact one can further argue that individualized city to city factors are the real everyday components of whether or not a market is "hot" or "cold". I believe that Northern Kentucky and our surrounding region is driven by weather more than any other recognizable factor.
It is awesome when the sun is shining. The phone calls pour in with prospective buyers wanting to begin (or finish) a home buying experience. When the day is gloomy only the persistent (have to buy) crowd does their home shopping. This overly simplified above-mentioned factoid can be applied to our Greater Cincinnati area. As the weather becomes more and more Spring-like every home (or nearly every home) will see an increase in foot traffic through the property. Our office (RE/MAX AFFILIATES) is seeing quite a dramatic increase in showing activity and offers are starting to come at a much greater frequency. The real estate market forecast for the coming 6 months in Northern Kentucky is strong.
The "waiting game" is clearly coming to an end for those who are speculating that the rock bottom pricing of today cannot budge much more, and interest rates are at near historic lows. The days of 60 degree weather make a buyer (and sellers) much more likely to want to explore. With this exploration comes intrique in a new possibility. Perhaps an option of more space, bigger bedrooms, a large lot with acreage, a bonus workshop, or that dream gourmet kitchen or luxury master suite is calling you.
